Information about Rezoning
Zoning regulates what types of buildings are allowed on a site (eg. residential or commercial) and the basic size and shape of those buildings. It does not control who can live or work in the buildings or whether the property is rented or owned.
The City's Development Services Branch reviews the rezoning application based on:
- Approved policies, plans and guidelines;
- Planning analysis (how the proposed zone fits into the neighbourhood);
- Technical information (traffic impacts, water and sewer capacity, etc.); and
- Public input (feedback from the public will be summarized in the final report to Council).
Housing is a human right. This project is in a great location close to local schools, transit centers, and shopping. All citizens deserve the opportunity to be housed. Communities that embrace the spirit of the Canadian Charter of Rights and Freedoms, and Canadian Values and ethics like equality and opportunity, must welcome projects that house individuals from all walks of life, regardless of gross annual income and homebuyer status. Cities must change as they grow. The City Plan 2050 projects Edmonton to have a population of 2,000,000. Housing will be denser. Single family homes on single lots are impossible in 2020+. Edmonton cannot afford to maintain outward growth. Upward is the future, and with developers who want to build esthetically pleasing projects with amenities. The local businesses and schools will thrive, as will the community league. My suggested changes include more three bedroom units (rather than 2) as those are incredibly hard to find in Edmonton. Additionally, maximizing green space and outdoor amenities on the site would add to the already fabulous 124 street, providing street gathering space for community groups who hope to host outdoor events, markets, and congregate outdoors. I hope the architectural elements match those observed in the recent 'The grand' on 124st/108ave and the older refurbished buildings in the Brewery district. And for the large walls if they could have esthetic elements for those with backyards facing the building, that would increase the attractiveness of the building. I hope the site is also optimized to reduce shadowing on neighbouring backyards.
As a resident of Westmount, I support this development along 124 Street. This is a great example of a mixed-use development that fits the size and scale of the site. It is a well designed, thoughtful development that tries to balance economic reality of making this investment with the needs of the neighborhood. Great Job!
This is an incredibly beautiful design. I like the fact that a building like this would be coming to the "north" part of 124th, which will continue to expand the amazing diversity of shops and residences that are along that street.
It feels like a lot of thought has gone into making it attractive from street level, and incorporating elements that will also look great from afar. I love what is happening in this area and hope that this development will continue to add to the great culture that is coming alive along 124th.
I am wondering how many of the existing buildings will be the shade most of the day? Having access to some sunlight everyday is important for mental health.
The at grade business looks nice but the amount of residential units seems to promote single bedroom units. It would be nice to have less units total, so that family units could be a priority in the 124 Street Area. The building mass still seems excessive, it might be the extra stories, or the massing in comparison to the neighbouring properties.
I'm favourable to this proposal, but I'm wondering if the current and near term economic environment is favourable to it going ahead without the proponent making it less desirable.
As a Westmount resident, I am 100% in favour of this development. At grade businesses facing both the street and avenue is wonderful. It is clear the developer has taken time to consider the community by widening sidewalks for a “cafe patio culture” and by stepping back the residential portion of the building. They’ve designed a modern and pleasing building rather than a concrete cube. Developments such as this should be encouraged in Westmount. This will ensure more residents and more visitors. Which will make the community thrive.
I live in the 124 ST area and frequently shop and dine there. I love everything about this proposal: the modern and unique design, more residential to help support local businesses and more commercial spaces to help bridge the gap from the dense commercial activity around 107 ave and continue it to the other great businesses on 110 ave like El Mariachi's. This is how residential should have always been on 124st - commercial at grade with residential above. Hopefully this development helps 124 ST become more of a main or high street.
I live around the corner from this site. I am highly positive and supportive of it. The scale, aesthetic, and mixed-use character of the project fits perfectly with 124 Street; it will bring in more residents and businesses, increasing the density and diversity of one of Edmonton's premier inner city urban neighborhoods. I was sad to see the original buildings demolished, but hope the city will approve this project to fill in the gap in our urban fabric.
This is an excellent example of a mixed-use project that is of an appropriate scale for an high street such as 124th. The more people we have living on the street, the more potential support local businesses in the area will enjoy. Edmonton needs more of these types of developments along other commercial streets such as 107 Avenue, 118 Avenue, Whyte Avenue and Jasper Avenue.
As a resident of the 124 street area this development has my full support. I’m excited to see some new investment into the area with this and other ongoing projects and look forward to seeing more modern residential options as well as new retail units.
Looks great, I'm excited to see new developments in this part of 124 st. The design of the building looks excellent and I'm happy to see that the building is mixed use and pedestrian oriented. This is the kind of development that would attract young people like myself to an area. The fine-grained retail nearby makes this a very attractive building location, so I'm happy to see small, welcoming retail bays. One thing I would like to see on this building would be rooftop features like a green roof, or solar panels. Overall though, looks great.
The doubling of the number of units previously there combined with the retail outlets will seriously affect parking on an already busy street. 124 Street has a lot of independent businesses which are an attraction to the area. What kind of retail will there be in this development? Also this is close to the Westmount Heritage Area. These proposed businesses should not be allowed to alter the character of 124 Street. Also this city has a surplus of condos already. The fact that the design is not definite also raises concerns.
Love that the building is mixed use, has beautiful design features and is pedestrian oriented. I also support increased density along the corridor and think this will make a wonderful addition to 124 street!
I think this is a wonderful development for our neighbourhood. It is appropriate in size and function and will provide an additional boost to an area that is getting better all the time. As someone who lives very close to this development, I am fully supportive.

This is a no-brainer and I highly support it. The variances requested here are incredibly minimal and will actually make for a more desirable all around project than the current zoning. We need many more projects like this on one of the most important corridors in the entire city.
Phenomenal project - great size, impressive design, interacts well with the street, and increases density in the area to support all the local businesses. Build it please!
How does this height (23 m) compare to the height of the condo complex at the north end of the block?
Looks great. Not too big for the area and an important addition of residential to 124th Street to continue to make it one of edmontons best streets! Massing, facade, retail all looks awesome.
