I am opposed to the development. 1. It is not fair to change from single dwelling to multi dwelling for all the neighbours that bought in a single dwelling area. 2. Our community has 40 infils with apartments plus all the garage apartments plus the large family housing to increase the density to change the character of the community. This development is too much especially when many of our neighbouring communities have no infils or any of extra traffic, noice and character changes.

I want North Glenora to keep its mature state. I can’t imagine living beside one of these things, plus there is no space for kids to play, barbecues and picnics. I can’t believe that Alberta lets all these greedy companies to build whatever they want, wherever they want, even if the community says they don’t want it. I think this project is made out of pure greed.

This is not affordable housing. Half of these units will be basement suites. I am opposed because this is not suitable for this location.

North Glenora has been known as a well-planned neighborhood. At the center of our community is Coronation School and the Community Hall and playground.

It is home to many long term residents as well as several long term renters. It boasts a nice mix of single family homes, duplexes, a number of apartment complexes and four sets of family townhouses. Recently added were the Habitat Homes. Their unique design coupled with adequate parking made them a welcome addition.

Careful planning should be given to allow this community to change and grow in a manner that preserves the integrity that residents have worked so hard to maintain. For many, their investment in their homes is key to their retirement.

The proposed development is across the street from Coronation School which poses many safety issues relating to increased traffic and parking.

Extensive consultation with the residents of North Glenora, the North Glenora Planning Committee and the City of Edmonton Planning Department resulted in the North Glenora Community Development Plan in 1998. Following is one of the Building Principles from that Plan: "Encourage the rejuvenation of residential buildings in a manner that is sensitive to the residential character of the Community in terms of architectural style and scale of development". Yes,lots has changed since, but I believe that singular statement summarizes what should be followed. Rezoning of those 2 lots clearly does not.

North Glenora is a diverse and welcoming community. Densification needs to be undertaken in a thoughtful and deliberate manner and should not occur just because someone bought two lots which are side by side. There is already considerable construction planned for the neighborhood as a part of the redevelopment of the patio homes which will introduce almost 200 new units to our neighborhood. Those developments will take place on sites which are appropriate for multi-family living. The proposed development, which directly neighbors bungalows, does not. It is important to have proper transitions between large buildings and family homes. This will not be possible on the proposed site. The building will be on the south west corner of a block and will block light from the surrounding homes, while also reducing privacy of existing homes. This site is not suitable and should not be given DC2.

I moved to this community about 3 years ago, so far I have not forgotten how warm their welcome was. Even my children on the first day they were in school, had welcomed them with letters written by students of the school. How wonderful and kind was that from them and it left an unforgettable memory. I think it is a great idea and I support it, in my opinion, I believe it is a wonderful place to live because it is a great community that always creates activity and supports its residents. The community is very open and kind, and by building this building people will have the opportunity to find affordable rental housing and live in a wonderful place and get to know this community.

Family oriented?? The courtyard does not look big enough for a "playground" other than a cement pad walkthrough. Are the children and young people to spend time on the outside of the complex next to the street? Where is there room for lawn chairs, BBQ's, picnic tables, etc. so that residents can spend time outside?

I’m a developer in the city and I would love this project to go through. If this development gets approved it will be much easier for me to buy single family homes and get a permit to tear it down and build an 8-10 unit rental unit wherever I want in North Glenora.

We are a renter family at North Glenora form about four years and we live in a two-rooms unit. We love this Community because it embraced us from the first day we came to it, the people here are nice and kind, and the Community is always striving to offer a variety of activities and to make the Community energetic. Also, we had many opportunities to participate in these activities. So, Striving to expand and develop the Community is one of the most beautiful things that can be implemented. I totally support this great project because it is a nice idea that helps our neighbourhood flourish and develop.

This project is a great idea for whom to lease a house in North Glenora, because it will be affordable for families that are looking for lots of facilities and more bed rooms. keep going to develop the community.

I think it’s important for residents of this neighborhood to band together and prevent the greed of developers from coming in and making North Glenora “rental central”. All this greed under the guise of “environmental consciousness” or “prevent urban sprawl”. It seems very transparent to me, they’re after money and the neighbors be damned. The developers claim to be listening to our concerns as displayed by their sign on the site, but did they read it? The majority of comments pleaded for no more skinny homes. I’m opposed to the the re-zoning, development, added noise, changes to setbacks, parking nightmare, loss of privacy not to mention the safety of the school children. This must be stopped or this neighborhood will be a distant memory for most of us.

Right off when I saw the drawing of this proposal and saw they were calling a sidewalk between the two complexes a “courtyard”, I lost trust in this developer.
Where in the documents provided does it say this proposed project with meet Passive House Standards? The developer (who has never built any Net Zero Homes – (I did a search and this was easy to find out) will build a development that maxes his profits. These proposed apartments do not face South and will never meet Passive House Standards. This is not an environmentally friendly development (has minimum green space/ more than maximum site coverage). This is not a family friendly development as only two units will be three bedrooms. This is an apartment and is not the Missing Middle, which is a transformation between apartment living and living in a house. This development offers small basement rentals, very small 2 and 3 bedroom units and no outside enjoyment areas. Anyone looking to rent in North Glenora needs to look into the townhome project – they have a track record and know how to build what people want (no basement units in their proposal).
I am opposed to this proposal because of the density and as others have stated it is on a wrong location. Please do not change the zoning of these properties.

As a citizen of Edmonton I feel our communities are under attack from the city and developers . Rules are made and then bent to accommodate the highest bidder. I feel the city needs to look for better planning and use of our land.
There are many vacant and unused lots in Edmonton, why are tearing down usable housing , wasting those resources, to build a monolith in areas of bungalows.
Also the city is not addressing the issues that come with this unfortunate planning. For years my sister has been fighting for the city to address issues of drainage from the monolith built beside her house in Riverdale. Years of stress put on her has affected her health and well being. So don't you tell me the city has done it's due diligence.
This proposal is just another. long line of developers greedily licking their lips as our community suffers the consequences.
No accounting for the lost mature trees and yards, no accounting for the noise in an already very noisy city, no accounting for property value of the neighbours of these structures. I think city council needs to look long and hard at the way this city is degrading, It would seem the elite the developers or the street people are the concern. What about the people who have worked and paid taxes our whole life for the city to devalue our major investment.

I don’t see how this proposed rental unit will increase the value of our properties. All this will do is become attractive to developers to do the same. Tear down side by side properties, instead of skinnies, we’ll now have more & more rental units. Is that what we want NG to become?

We foresee a problem with not enough parking spots for 16 units and only providing 8 spots. The street and avenue will be congested especially across 139 St from the school. This proposed project is too large for this location. We’re all for progress but it needs to be realistic and in line with the surrounding neighbourhood. Bigger does not mean better.

Would just like to state that we have plenty of rental units in this community. With another 45 units slated to replace the patio homes. With all the rentals already here, and surrounding the park, we cannot afford the increase in traffic and noise, and the loss of privacy and parking. Again, perhaps someone could chime in with the number of rental units currently in North glenora, but from the naked eye there seems to be plenty.

Housing is a human right. This project is in a great location close to local schools, transit centers, and shopping. All citizens deserve the opportunity to be housed. Kind communities, those that embrace the spirit of the Canadian Charter of Rights and Freedoms, and Canadian Values and ethics like equality and opportunity, must welcome projects that house individuals from all walks of life, regardless of their gross annual income and homebuyer status. Cities must change as they grow. The City Plan 2050 projects Edmonton to have a population of 2,000,000. Housing will be denser. Single family homes on single lots are impossible in 2020+. Edmonton cannot afford to maintain outward growth. If a community is welcoming, then the site density will not effect the spirit of the community. The businesses and schools will thrive, as will the community league. This aesthetically impressive, energy efficient project, is fabulous, and as a former owner in NG and now adjacent neighbour who supports similar projects in a neighbouring community, I say kudos to the developer and those who acknowledge the rights of all Edmontonians to be housed. Particularly in such a beautiful building in a fabulous neighbourhood. If I could suggest one change it would be one or two more three bedroom units (rather than 2) as those are incredibly hard to find in Edmonton.

I am an old rental who used to live in NG for 4 years 2014 -2019, my kids and me when we left , we left our hearts in NG
Those 4 years left great memories that will stay for ever. We were lucky to meet NG people where we find generous smiles on every face, the people in NG hugged us and flooded us with love and care.
Me and my kids,we are looking forward to buying a house as close as possible to NG , since we can not afford one inside.
This attachment and appreciation came when we got the chance to live there and experience how life in a mature neighbourhood with great people looks like.
I am in favour of such a project as long as Mutual appreciation is to be there.

We are NOT in favor! The building does not fit in with the character of the neighbourhood, just another "modern" box. Packing 16 suites in a space meant for two is ridiculous.  The size of the units will not attract families who would want to put down roots and actually become part of the community. Parking will be impossible for those living there not to mention anyone who lives in a three block radius. This is Edmonton people drive cars. I also blame the city who continually relax restrictions and by-laws meant to protect neighbourhoods like ours. To the builder. Just because you can do something doesn't mean you should. Don't pee in your own pool.

I am a renter and I actually live in the north Glenora multi family housing project. I totally support this project and believe that it’s great idea. I am a community Activist too. I was a school liaison member, Block Connecter and membership person. My son and I were also a community garden volunteers. My children and I moved in this neighbourhood December 2017 and It was a life change for us. Opportunities that were impossible became possible for us. My children now have the chance to grow up into a community that’s so involved, helpful and who I truly believe are very caring too. Moving to the north Glenora community has shown my children the importance of community and what it really means when you get involved. Everyone that we have might so far has been amazing. I believe that Having these kind of projects helps families who can’t afford to buy their own house, build better future for their children. Because when a child grows up into a community that is Stable they end up having a a sense of belonging and stability. I remember growing up as a child and how we had to moved a lot just to to find a place that we can call home. So for me it was really important that my kids have community that they can be part of it. I honestly believe that this would have a huge impact for THE FUTURE KIDS! And I hope everyone can see the Positive side effect to this project. Every time my children and I go for walk all they talk about is how they would like to buy a house in this community when they grow up.
