I prefer that this address not be rezoned for multi-unit housing as it removes the desirability of our mature neighborhood. I believe in preserving older neighborhoods built on single family housing.

Hi, I think this rigged with fake comments. I do not feel like this project fits in with the nature of North Glenora, also I love disc golfing. If you ever see me in the park, Come play!!

I like this idea, NOT, I do not like this idea AT ALL I think we should leave North Glenora AT A NORMAL STATE, right now it is perfect. We do not need this! No thank YOU!!!

With the patio homes going forward with their new building there simply isn’t a need for this in North Glenora. It simply does not make sense for the city to change the zoning on these two properties. The parking, the noise, the setbacks it does not benefit the community whatsoever. I oppose this development.

I oppose this project. I think this will ruin the community we have built up. Thus, I think we should keep the normal houses and keep building our community

If the majority of the homeowners within 60 meters of this proposal are against the re-zoning of this property – their voice should be the deciding factor. Input from people that do not live within 60 meters of this project –should not be considered (this will not affect their loss of privacy, loss of sunlight, increased noise, increased traffic, safety of their children etc.). This might be a wonderful project but the developers have chosen the wrong location for a high density development in a RF1 zone. I am supporting the patio homes currently 14 units and proposed is a complex with 45 rentals (which is adjacent to this proposal). That location has the room to accommodate higher density. This location does not have the space and re-zoning should not be approved.
I am opposed to this re-zoning because of my loss of privacy, loss of sunlight, increased noise, increased traffic and safety of children with the proposed increase of density.

This is a wonderful development that will bring new comers to the neighbourhood who may not be able to afford to buy. It’s an awesome location next to a park and school and I am sure families will take advantage of these amenities. I live very close to the development and am not concerned with parking as it has never been in an issue in our community, even at the schools peak hours.

Our community needs to be progressive to new developments. They will only increase our property values and enrich the community. Communities change and develop overtime so they can continue thriving, I see this as a change for the better!

I think that this type of development is more of what is needed in North Glenora and I fully support it. I am a longtime resident and renter and I believe this community is one of the best in the city to live in for every stage of life. I appreciate that this is a creative, architecturally unique and environmentally respectful rental option being proposed here, for not only families like mine, but for folks who find themselves in a variety of other life circumstances as well. This is the signature of the North Glenora that I have come to know. The wheelchair accessible units are just one example of this. I worry that without more rental options such as these, families like mine will be driven from the neighborhood whether we rent by choice or circumstance. I hope that this is approved and paves the way for other developers to adopt this forward-thinking approach to meet the changing needs of this community.

Looking at the documents that are available through the links on this website – I reviewed the Sun Shadow Study. Why does that study show a comparison from what is being proposed to four skinny houses with garages. If there is now no parking requirements, I would assume that most skinnies being built would not have a garage and perhaps would only have surface parking at the rear. Unless someone has a crystal ball and knows what would be built when this proposal is turned down – that is not a fair comparison!! I am totally against the rezoning of these properties as the proposed 16 suite apartment will create too much density in a current RF1 zone and will block sunlight to the neighbouring properties. Developers should not be allowed to profit at the expense of neighbouring property owners.

With 16 proposed dwellings you would need a minimum of 16 parking spaces and most likely you would need a lot more as many dwellings have more than one vehical.

This is a wonderful project!. Very attractive. I would love to have it in my neighbourhood. It is exactly the kind of densification we need to keep our city sustainable. The fact that it is aiming for avery high level of energy efficiency is even better.

I am totally against this development. I bought a home in the north Glenora community for the specific reason that it is a "Mature Neighborhood". I love this older area, even though I know the taxes are higher because of it. The area is already changing and becoming congested with all the split lots turning into new skinny homes with rented basements and garden suites. I am still baffled how this can still still fall under the RF1 (Single Family dwelling) bylaws. I guess I have to live with that but I did not choose to buy a home in North Glenora with thought that area would be turned into an apartment complex community.

As a long time resident in NG who lives in close proximity to the property, I am intrigued by this project. The honest and open consultation that was created with the large lawn sign created energy in our neighborhood. When I review the intent of this multi- dwelling designs (with various size suites for various needs), the protection of outdoor garden suites and a lower height, modern design, I support this innovative project.
