APPLICATION DETAILS

The City has received a rezoning and District Plan amendment application (LDA24-0341) from Situate on behalf of Hasco Development for 7814 - 83 Street NW (Al-Mustafa Academy site) in the King Edward Park neighbourhood.

The site was formerly owned by the Edmonton Catholic School Division. The site was sold and is owned by a private landowner. Al-Mustafa Academy operates in the school building on site. The western half of the site is currently a field.

The applicant’s intent is to redevelop the western half of the site, and to allow the school to continue operating on the eastern half of the site. An Urban Design Brief has been prepared by the applicant and has additional information on the intent for the site. In the long-term, the entire site could be redeveloped.

The current zone is the Parks and Services Zone (PS) and the proposed zone is the Mixed Use Zone (MU h23.0 f3.0) which would allow:

  • Medium scale mixed use development.

  • A maximum height of 23.0 metres (approximately 6 storeys).

  • A maximum floor area ratio of 3.0.

  • The school to continue operating, as schools are permitted in the proposed zone.

An amendment to the Southeast District Plan is proposed to facilitate the rezoning. The site would need to be redesignated from the Urban Service designation, to the Urban Mix designation to align with the proposed rezoning.

The Urban Service designation reflects the current use on the site (School). The Urban Service designation is for areas that support publicly and privately owned facilities for the use of schools or utility, emergency, institutional, community services and cemeteries.

The Urban Mix designation would allow for housing, and also includes shops, services, offices, urban agriculture, open spaces not in the park inventory, and some community services.
