What happened with the previous proposal for two towers?

    After attempting to move forward with that redevelopment, including pre-sales of condominium units, the applicant has indicated that due to changing market conditions, they are longer able to pursue the previously proposed two tower high-rise development.  If this current rezoning proposal is approved, the previous option will no longer be allowed in the future.

    Will there be commercial uses again on the corner and what types of businesses will be there?

    • The proposed DC2 Provision requires between 100 and 650 square metres of commercial space at ground level, focused at the corner.  

    • There are a large number of potential businesses that could operate within the proposed zoning such as grocery stores, restaurants, retail stores, medical offices and coffee shops.  For a complete list of all allowable uses proposed, please see the draft DC2 Provision.

    • The DC2 Provision cannot require specific ones, it simply provides the opportunity for many.  The landowner will work to fill those commercial spaces as they see fit, while working within the parameters of the zone.

    Will vehicular parking be provided on site and if so, where will the parking be for this development?

    • On June 23, 2020, City Council approved Open Option Parking, which provides developers’ flexibility to choose the amount of parking that they feel is appropriate for their projects.  The parking supply for this project will accordingly be determined at the development permit stage.

    • If parking is provided, there is the opportunity for a small number of surface spaces to be accessed off the lane and the remainder would need to be in an underground parkade.
