Application Details - Rezoning:

The City is reviewing an application to rezone 13503 and 13743 - 115 Avenue NW from the (RF5) Row Housing Zone and (RA7) Low Rise Apartment Zone to a Site-Specific Development Control Provision (DC2).

The proposed DC2 Provision would allow for a development with the following characteristics:

  • Heights ranging from 3 to 10 storeys, with the shorter buildings to the north and taller buildings to the south.

  • Up to 750 residential dwellings.

  • Some commercial opportunities in the southeast portion of the site.

  • A revised network of internal roads and open space.

  • A maximum floor area ratio (FAR) of 1.65

The City Plan, Edmonton’s combined Municipal Development Plan and Transportation Master Plan, was approved in December 2020. The City Plan sets City Council’s direction, and charts out how we will accommodate 1 million additional residents in Edmonton.

Recognizing the essential connection between land use and transportation, The City Plan identifies key areas within the city in a Nodes and Corridors system where population, business and employment growth are to be focused. The subject site is identified as being within the Westmount District Node. District nodes are intended to support a diverse mix of housing, employment and amenities, with the built form physically transitioning well with surrounding areas. The typical massing/form is anticipated to be mid-rise and some high-rise.
