The proposed rezoning from (DC2 .1144) Site Specific Development Control Provision to (RA8g) Griesbach Medium Rise Apartment Zone would allow for the development of a six storey apartment with the opportunity for limited commercial uses, such as child care services, general retail and office services, at street level.


An amendment is also being proposed to the Griesbach Neighbourhood Area Structure Plan to increase the maximum height allowed on the site from four storeys to six storeys.

Absolutely do not approve. Please don’t allow this to happen as it will lower everyone’s property value and it will add crime to the neighborhood. Not to mention how congested it will be. Griesbach is not the neighborhood for that. People pay extremely high prices for their homes here.

I do not approve. We live directly across from this and this will drive our property value down drastically and it will be extremely busy / congested. We just moved here in October, had we known that’s what it would be for we would not have bought this house.

Rezoning should should follow the Griesbach NASP and not exceed four storeys. The application to increase the maximum height to six storeys will be out-of-character for the neighbourhood and seems excessive for population density when considering future additional development in the southwest corner of Greisbach. Future LRT service may mitigate traffic congestion; however, there is no timeframe for provincial and federal funding to enable further development of the NW LRT line.

I'm concerned about the increased height setting a precedent throughout the neighbourhood. 4 stories fits the community village feel, which is incredibly important. 6 stories is too much. There is already community concern about traffic and the ease of getting in/out of the neighbourhood and the future LRT will exacerbate this further. I fully support the mixed use (even the taller tower proposed for the very corner of this land parcel) but strongly feel that the entire purpose of the Area Structure Plan was to create a unique village feel and 6 stories does not fit.

We are opposed to this rezoning. As long time residents of Griesbach, we have a desire to stick to the original plan for the neighborhood with single family dwellings, and multi family buildings no higher than 4 stories. 6 stories is excessive and feels more like an income opportunity for both the city and developer, not like something that is best for the community.
As for retail, it would be understandable if this land parcel was on a busy roadway or intersection (like 137 ave and 113 st), but putting it off of the main roads will be detrimental to both the residents (due to increased traffic volume and parking congestion) and to the businesses (who will not benefit from the high visibility of the main roads). The current retail in our area is not leased and those locations are more desirable locations for businesses, so building more retail in less desirable locations does not make sense.

PTo Whom It May Concern,

I am writing with my concerns for the proposed rezoning of a portion of land near my single family home in Griesbach.

My first concern is safety. The larger the apartments/condos, the more people living there, and the more traffic driving past our house. More traffic inevitably leads to the roads in the neighbourhood being less safe for all that use them.

Secondly, we chose to build a house in Griesbach for the unique layout and historical “feel” that the neighbourhood has. 6 story (and higher) apartments/condos are not in line with the neighbourhood plan/feel that we so love. All the other high density residential/business buildings in the neighbourhood are 4 stories or less, so why not stick with that height?

I am not quite sure why they want to build apartments that high, the traffic load will be bad. 6 storey building will block on the sun of the triplex and fourplex across the street. Better if just commercials to support local businesses.

As a current resident of Greisbach on Juchli Ave, we do not need more commercial space when there is already plenty of un-leased commercial space around the area.
Also adding this high density high rise will increase too much traffic in the area, and has no benefit to the many children enjoying the renewed energy that is so lacking in the other communities.
Until there is more input from our current residents and a need for this higher density high rise, we see this as a tax quota for the city. And please don’t play the game of asking for 6 story high rise and settling for 3.

I am strongly opposed to the rezoning of 5340 - Admiral Girouard Street NW to allow for a 6 story apartment building. The rezoning brings up many concerns, including;

-Griesbach residents purchased their properties based on the original plan limiting the height to 4 stories. The vison and feel of the original neighborhood plan is threatened because of the proposed rezoning.
-the possible decrease in the value of our properties. We would not have purchased our property if we knew that there was a possibility of a 6 story unit being built in close proximity to our home.
-not only will 6 stories be out of character for Griesbach, but it will also be out of character for the surrounding neighborhoods. A 6 story building would tower over the surrounding homes and neighborhoods affecting the sight lines for quite a distance and will block sunlight for the homes in proximity to the proposed building.
-Canada Lands verified that this building will be a wood framed 6 story structure and it has been argued that a wood framed building of this size could have added fire hazards. After multiple apartment fires in our city in the last months, it creates concern for the safety of residents and neighboring properties.
-the additional units, due to the two extra stories (and possible retail), will increase traffic and parking congestion on our roads making the streets more difficult for families and children to navigate safely while walking or bike riding.

After speaking with Canada Lands, I feel that this rezoning is mainly a financial opportunity for both the developer and the City of Edmonton with no consideration to the residents or the neighborhood vison.

Thank you for taking our thoughts into consideration when reviewing the proposal for rezoning the land.

I and my wife recently moved to one of the town homes built Admiral Girouard Street NW and now we are surprised by the development plan for the lot situated across this street. When we first saw this area, we were attracted by this lot with big pine trees and we had the impression that this lot was going to be used for park for the benefits of entire Griesbach community. This is very disappointing to hear that a multiunit housing will be constructed in part of this lot which will not only bring lots of inconveniences already mentioned by some of our neighbours, but also will have environmental consequences. This lot is perfect for a park for the benefits of the entire Griesbach and surrounding community magnifying the beauty of the city. Of course, some stakeholders are concerned about the profits. But we as neighbours of Griesbach community are also stake holders and we appeal to reconsider this project and think about a recreation facility or park. Thanks for listening to our voice.

My wife and I moved to one of the townhomes in Admiral Girouard St. NW. very recently. Whe we saw this area, we liked very much the lot with big pine trees across our street. We had no idea about the development plan for this lot. Now we are very much surprised by this plan. If this plan is implemented, it will destroy the environment, create noise to the entire neighbourhood and a lots of inconvenience already mentioned. The lot is perfect for a recreation park to walk, entertain, play, share, gather people of all ages specially for our children and seniors. My appeal is not to allow the construction of multi-unit housing. Let's protect our environment and let's not remove these beautiful pine trees which not only gives us a glimpse of nature but also makes the city -our city beautiful.

I am a resident of the Griesbach neighbourhood and am in favour of the proposal. Increasing housing density near the future LRT stop allows more people to live in one of Edmonton's most coveted infill neighbourhoods at a more accessible price point.
My only concern regarding the proposal is parking. A large number of Griesbach properties already park their vehicle(s) on public roadways rather than / in addition to private parking spaces. Should the proposed housing density of the SW corner be increased, adequate onsite (preferably underground) parking should be mandated of the future developer.

Please do not build apartment in this area. This will impact the traffic volume on Admiral Girouard Street, 137 avenue. We have been heavily impacted with all construction going on for 2 years now. There were duplex, triplex, and fourplex being built on the street, bringing in the apartment will disturb the overall living environment of the area. In addition, we did enjoy the green trees on that part of the Admiral Girouard Street and would not want to see them to be moved or taken down

I am a resident of the community of Griesbach. My fiancé and I are concerned about the proposed land use changes for 5340 - Admiral Girouard Street NW, as outlined in a notice we received earlier this year. It is our understanding that the current zoning for the site is DC2 (Site Specific Development Control Provision), with a proposed zoning change to RA8g (Griesbach Medium Rise Apartment Zone), which would allow development of a mid-rise, multi-unit housing development (up to 23.0m/6 storeys in height), with the potential for limited commercial activities. Please note, this application request pertains to the site located directly across the street from our home.

We are concerned that a multi-unit housing development would bring with it:
- Traffic congestion in the neighbouring streets, posing safety concerns.
- Lack of adequate street parking near our home.
- Noise pollution.
- A decrease in the monetary value of our home.
- The possibility of more crime and safety concerns, secondary to increased volume of people in the area and potentially higher turnover of residents (as they would be renting on a lease-by-lease basis).
- Blocked south-facing view of the city, which was one of the features that drew us to this particular property.
- Lack of natural sunlight, due to the proposed height and proximity of the complex to our home.
- Lack of privacy. Our home is south-facing. Consequently, north-facing residents of the complex would have a full view of the inside of our home when the blinds are not drawn.

From our perspective, this proposed change appears to be an opportunity for the city and the developer to maximize their profits, with little regard for the character of our neighbourhood or the value of existing residents' interests. We had hoped that the space would be used for low-impact commercial activities (e.g. convenience store, dental/doctor's office, gas station, childcare services, restaurant, bank) preferably on the southmost end of the site, with townhomes (much like ours) on the north-end. Furthermore, we would appreciate it if the housing in question be no more than 4 stories and that it be located on the NW or SW corner (i.e. not directly across the street from our residence).

We have also spoken with our neighbours, and they are in agreement with our concerns, opposing the change.
