This application proposes to rezone 2775 - Sir Arthur Currie Way NW from the RF5g (Griesbach Row Housing) zone to a new DC1 (Direct Development Control Provision). The purpose of the rezoning is to allow for a mixed-use development that includes the preservation of an existing building on the subject site, the William Griesbach Training Centre, which is eligible for heritage designation.

The proposed DC1 Provision would allow for a development with the following characteristics:

  • A new six-storey residential building that may also contain commercial uses
  • William Griesbach Training Centre repurposed to accommodate commercial uses
  • A publicly accessible pedestrian plaza between the buildings
  • A maximum height of 23m
    • except that the maximum height of the William Griesbach Training Centre shall be 12m
  • A maximum floor area ratio FAR of 1.2
    • The minimum setback shall be 5.5m from the lot line except:
    • The minimum setback from the south lot line shall be 5.0m
  • No setback is required from lot lines internal to the site
  • The minimum separation space between buildings shall be 2.1m
  • Exterior alterations and additions will be sympathetic and compatible with the historic facades of the William Griesbach Training Centre
  • 97 on site parking stalls will be provided with the potential for underground parking

The application generally conforms with the Griesbach Neighbourhood Area Structure Plan (NASP) which identifies this site for medium density residential uses. The William Griesbach Training Centre is identified for community recreation activities. The application includes a proposal to amend the Griesbach NASP to allow commercial uses within the building and to accommodate new mixed use buildings on site.
