manrajrai8 asked over 3 years agoIf approved, the (US) Urban Services Zone would allow for the development of institutional uses, including a school. But the choice to build a private school will depend upon the future landowner.
The School Boards determine where and when public schools are to be built. In 2009, this site was deemed surplus to the School Boards needs. As such a public school will not be built on this site.

From my understanding this will be a general US zone and will be then designated again when the site sells correct? My support of this project will completely depend on the type of property going in at the final stage.
Kristen Kuefler asked over 3 years agoThe application at hand, if approved, will be to (US) Urban Services Zone and (AP) Public Parks Zone which allows for a range of potential uses.
If or when the land is sold, the new landowner may wish to apply to rezone again. In this event the City will require a new rezoning application, this same process will occur and you will be notified.

PB asked over 3 years agoThe proposed US Zone allows for a range of both permitted and discretionary institutional land uses including but not limited to: Schools (Public or Private), Community Recreation Centres, Government Services, or Religious Assemblies.
A full list of permitted and discretionary uses can be found on the City of Edmonton's Website “Zoning Bylaw”. Please see the link provided on this site.
At this stage, it is unknown what exactly will be built on the site, however, if approved, the landowner can proceed to the next stage of development, the “Development Permit Stage”.
The Development Permit will provide the details of what will be built, which would have to be in accordance with the US Zone permitted and discretionary land uses.

bullwinkle asked over 3 years agoZoning establishes the development rules for a property and it lists the land uses that could be developed on the site. The allowed land uses in any given Zone are grouped together because they are similar in their activity levels and impacts; it may help to think of this list as a ‘menu’ of land uses.
This rezoning proposes to change the site from (AGU) Urban Reserve Zone to (US) Urban Services Zone and (AP) Public Parks Zone. A full list of permitted and discretionary uses can be found by clicking on these links.
Specific details about end use of the site will not be known until the next stage (Development Permit Application).

What happens next?
