Thank you for your interest in the Zoning Bylaw Renewal Initiative. The engagement period for the second round of discussion papers is now closed. The last round of discussion papers will be released on October 19 and engagement will run until November 13. Please email any questions to zoningbylawrenewal@
The draft City Plan identifies areas of residential and commercial concentration in nodes and corridors across the city. Check out the conversation starter below for a brief summary of how nodes and corridors will be treated in the new Zoning Bylaw, or dive into the discussion paper for more details.

In what ways can standard mixed use zoning reduce the reliance on direct control zoning?

Bike highways between nodes
Not only do nodes need to be connected by transit and car, but they should also have bike connections. There is commercial use, like through bike couriers, and resident use for commute.

Flexible
If the regulations are designed to be flexible then we should see a reduction in the number of direct control zones being applied for. If the regulations are rigid, then industry will continue to apply for direct control zones to build what they want to build.

Two-Lane Main Streets
Change your Corridors to two-lane roads. Engage with apartment residents, including renters, who live on existing multi-lane high density corridors (Jasper Ave, Whyte Ave, etc) to understand the many quality of life challenges that they face.

Active Backstreets
In denser areas like nodes, back streets could also have active components like small storefronts, not just loading areas.

Build noise & pollution buffers into the zoning for nodes & corridors. Separate residential & pedestrians use from traffic
