Information about Rezoning
Zoning regulates what types of buildings are allowed on a site (eg. residential or commercial) and the basic size and shape of those buildings. It does not control who can live or work in the buildings or whether the property is rented or owned.
The City's Development Services Branch reviews the rezoning application based on:
- Approved policies, plans and guidelines;
- Planning analysis (how the proposed zone fits into the neighbourhood);
- Technical information (traffic impacts, water and sewer capacity, etc.); and
- Public input (feedback from the public will be summarized in the final report to Council).
Will the proposed residential units be condos or apartments?
This will be a great addition to the area and create a continuation of retail along 124th Street further north. The building is great looking and fits well into the context of the 124 Street Corridor.
Looks like a well developed and thoughtful proposal. Will make a great addition to 124st. Given the similarities between the proposed provision and the current one, I can't see why this wouldn't be considered an appropriate development for the area.
I am 100% in support of this proposal. Having these type of mixed-use buildings will add density and additional commercial opportunities at grade which will support 124 Street as a major Main Street in the city. This type of builtform should be promoted along the entire stretch.
This development will have a positive impact on a transitioning part of Edmonton. The more residents living, working, and playing on 124th Street, the better for Edmonton's community vibrancy.
This would be a wonderful addition on 124st, seems in line with the direction that area is going. And a great looking building.
I have previously replied to notifications, but never recevied any response. Retail is being added and the number of units is being doubled. This street is already very busy, what is being done to address the increased parking needed?
