Information about Rezonings
Zoning regulates what types of buildings are allowed on a site (eg. residential or commercial) and the basic size and shape of those buildings. It does not control who can live or work in the buildings or whether the property is rented or owned.
The City's Development Services Branch reviews the rezoning application based on:
- Approved policies, plans and guidelines;
- Planning analysis (how the proposed zone fits into the neighbourhood);
- Technical information (traffic impacts, water and sewer capacity, etc.); and
- Public input (feedback from the public will be summarized in the final report to Council)
Great idea! This neighborhood needs a new development. This will be a great opportunity for new families who want to join the area at an affordable price point.

I am in favour of this project. Removing inefficient older homes and building high efficient high density buildings is the way of the future. The area is central and great for public transit. I think this would be good for our neighbourhood.
I think a development like this is exactly what the area needs. This will keep promoting more redevelopment in the area and keep pushing property values. I understand where the other commenters are coming from as far as adding density to the area but the long term changes that could stem from this will far out weigh that concern. The city has been focused on improving density to our city core for years now and there has been many rezoning projects like this approved all round the city core. This is good for our city to limit our extreme urban sprawl problem. Woodcroft itself will see a rise in home values as major development projects enter the area. I'm in support!

This would bring some needed revitalization to Woodcroft. Looking forward to this coming !
I strongly agree with the rezoning of these properties to RA7 for the following reasons:
• The location is ideal for individuals or families seeking affordable housing. This is a necessity, even more so now; and within the following years while recovering financially from Covid.
• The location is also ideal for environmentalists. Walking distance to practically all amenities, and public transportation.
•. Increase the value of the neighboring properties.
•. Continue to renew the community
•. Rezoning of these properties will bring in much more tax dollars vs the current zoning.
• I have confidence in the City of Edmonton to ensure the esthetics and the bylaw requirements will be upheld to stratify all concerns.
•. Woodcraft is a lovely community, and we should be welcoming to all - not only those that can afford single dwelling homes.
•. Neighboring businesses will benefit.

I love this. It would allow the neighborhood to flourish. It will encourage community growth as well as help our local businesses in the area continue to do business. It creates a sustainable environment for everyone in the community.
This was taken from the Edmonton Journal in September of 2019. And I am of the same opinion. We cannot afford on a tax basis to continuously expand into newer subdivisions and expand our services further and further when we have them available already. The city wants to increase density in infill projects that is why we need to support more of these re zoning processes. Affordable Housing is a necessary factor of a sustainable city.

An Edmonton of 2 million people will be designed to have half of them living in areas that are already developed. That means half of new residents will wind up living in the existing footprint of the city over the coming decades.
City council’s Urban Planning Committee reviewed Phase 3 of Edmonton’s City Plan Tuesday and heard that over the coming years, housing preferences will change.
“The market study that we commissioned definitely confirmed that the current preference for home buyers is a low-density, single detached house that’s ground-oriented,” said senior planner Kalen Anderson, who envisions more apartments — not just right now, but in the coming decades. Mayor Don Iveson said it’s been a long time coming.
“Ten years ago in our last plan, I brought forward the suggestion that we should be aiming for 50 per cent, and I was kind of laughed out council chambers at the time.” He sees apartment nodes coming as the LRT expands.
“Your Bonnie Doon redevelopment is going to count towards that. Your Jasper Gate redevelopment is going to count towards that. As well as an individual garage suite on a single lot.”
The 50 per cent new target doubles down on the current 25 per cent infill target that was set by city council. Iveson credits buy in from business and developers to reaching the new goal as individual town centre hubs pop up away from downtown.
“There’ll be more walkable stuff nearby businesses and amenities that you can actually get to in a town-scale context in your neighborhood.”
