The City has received a proposal to rezone a 1.7 hectare (17,000 m2 ) site located at 9704 137 Avenue NW on the northwest corner of 97 Street NW and 137 Avenue NW and amend the Griesbach Neighbourhood Structure Plan within the Village Centre. The application was made by Dialog on behalf of the developers (Deveraux, Tacada and Forum).
Proposed Rezoning The application proposes to rezone the property from the (GVC) Griesbach Village Centre Zone to the (RA8g) Griesbach Medium-Rise Apartment Zone. The proposed RA8g zone would allow for the development of mid-rise, multi-unit unit housing buildings with a maximum height of 23 metres (6 storeys) and a minimum density of 75 units per hectare. The applicant’s stated intent is to build two, 6 storey (23 metre) tall residential-only apartment buildings with approximately 200 units total (117 units per hectare) and 271 parking stalls (171 surface stalls and 120 underground stalls).
Plan Amendment
The application also includes an associated amendment to the Griesbach Neighbourhood Area Structure Plan (NASP) within the Village Centre to facilitate the proposed rezoning. Currently, the approved neighbourhood plan requires buildings to be a mix of commercial and residential uses with a maximum height of 4 storeys. The proposed amendment would allow for free-standing medium to high-density residential only buildings up to a maximum of 6 storeys (23 metres) at this location.
The City has not yet taken a position of support or non-support on this application. The City’s position will be determined by a thorough analysis of the proposal that includes technical considerations (e.g. traffic and drainage impacts) and alignment to applicable City land use-related plans and policies.

I do not support the rezoning from mixed use commercial to an apartment zone in the location of 97 st/137 Ave. A medium rise apartment complex takes away from the look and feel of Griesbach village centre. It will also greatly increase foot traffic (and crime) in the adjacent single home areas.

Please DO NOT approve this rezoning. My family and I feel that 2, six storey tall residential apartment buildings on the corner of 137 Ave and 97 Street NW would block everybody`s southern view of the city. Also the city streets of 97th and 137th are not designed and able to accommodate the extra traffic that this would bring. Furthermore, a large parking surface would be ugly and bring in more crime to our area. Since we puchased our property in Griesbach in 2008 the city of Edmonton has rezoned Griesbach multiple times. At the time of purchase we were promised a quaint, little retail sector with a grocery store in that particular corner and now we find ourselves with a hotel, multiple 4 story apartment buildings, and above garages apartments. We do enjoy the commerce that you have brought in, but GVC should remain as such or still better become a park with tables where people could go sit and enjoy the outdoors. If any development is to take place it should be commerce and not residential apartments where we have to deal with overloaded garbage bins, overloaded traffic, etc. etc. Obviously we do not want 6 storey buildings boxing us in. I do not know who`s idea this was, but please consider that we DO NOT want this rezoning, we are against this application.

We live in the area and we are against the changes proposed to increase the height of buildings in our area. This neighborhood is Not what we were promised. Please stick to the original rules.

Greetings, I would like to share my thoughts on the proposed rezoning of this property. I am a resident nearby and feel that the six story apartments and large surface parking area would take away from the surrounding properties and would also increase property crimes in the area. Having smaller buildings of a maximum 4 stories with retail shops adds value to the areas of the city and is a draw for many people. The proposed six stories would be out of place for the area. Having the large surface parking lot would be a draw for criminals to break into cars with easy access. I am against this type of development in our area. Thank you

I believe it is important to incorporate high and medium density residences into all subdivisions in Edmonton. Griesbach, from the outset, fulfilled this goal. But each and every time there is a zoning change in Griesbach, and there have been numerous since we moved here over 10 years ago, it is to add more and more high density residential. Griesbach has already done its part to contribute to the city's goal of having higher density and mixed density neighbourhoods. Enough already!

When we moved here, we were told this land was zoned for a retail supermarket ( Sobey's) which would have been a great addition to the neighbourhood. So disappointed that the developer has decided to "sell out" for yet another high-density multi-family apartment complex. This definitely won't improve resale value or the "cozines" of this beautiful neighbourhood.

How Do Decisions About Rezonings Get Made?
Zoning regulates what types of buildings are allowed on a site (eg. residential or commercial) and the basic size and shape of those buildings. It does not control who can live or work in the buildings or whether the property is rented or owned.
The City's Development Services Branch reviews the rezoning application based on:
1) Approved policies, plans and guidelines,
2) Planning analysis (how the proposed zone fits into the neighbourhood),
3) Technical information (traffic impacts, water and sewer capacity, etc.) and
4) Public input (feedback from the public will be summarized in the final report to Council).
