What Information is Considered When Making a Decision?
Zoning regulates what types of buildings are allowed on a site (eg. residential or commercial) and the basic size and shape of those buildings. It does not control who can live or work in the buildings or whether the property is rented or owned.
The City's Development Services Branch reviews the rezoning application based on:
- Approved policies, plans and guidelines;
- Planning analysis (how the proposed zone fits into the neighbourhood);
- Technical information (traffic impacts, water and sewer capacity, etc.); and
- Public input (feedback from the public will be summarized in the final report to Council).

I think a development would be great here, it would be nice to have some commercial businesses for the neighborhood and it would be very convenient for people who live there.
The consultation process for this development as well as taking into consideration the feedback and strong opposition of the residents directly impacted by such development is a joke to say the least! For the second consultation notices arrived after the meeting date. Emails to the city planner received no response, emails to the Councillor no response. Report from the first public meeting does not even accurately and fully report the discussion and concerns.
We certainly are in strong opposition and do not support the rezoning.
I think development on or nearby the site is a good idea. Provided it’s on 112 avenue and is a business type that would enrich the area while maintaining the good qualities of the neighbourhood.
This is a problem property the current activity is very negative and detrimental to the neighborhood and should not be allowed. It should be zoned for RF1.
As a neighbor of this property, I do not support the rezoning from RF1. I have sent in an email regarding the project.
